Surveyor's base map for design

An up-to-date survey map of the plot and its surroundings, prepared by a surveyor specifically for the design. The base on which the site development plan is drawn.

It differs from an ordinary base map in currency and scope: the surveyor checks the site, records utilities, boundaries, levels and features that the register may be missing. Without it there is no site development plan and the application will not be accepted.

The client orders it from a licensed surveyor. Waiting time is usually several weeks and depends on the local survey records office, so it is worth ordering at the very start, alongside the zoning extract.

In an office this is the most common cause of a stall: the project waits because the map is not there. Hence the contract clause that the deadline runs from the day the client's materials are complete.
