Site development plan (PZT)

The part of the design showing the building on the plot: siting, distances, access, parking, utility connections and the site balance. Drawn on a surveyor's base map.

The site development plan answers whether what has been designed fits this plot under the regulations and under the zoning plan or planning decision. It shows boundaries, building lines, distances from boundaries and other buildings, access and parking, greenery and the area balance.

It is the one part of the package that cannot be bought with a stock design, because every plot differs. In an adaptation it is built from scratch and usually makes up the largest share of the work.

A licensed designer signs it and answers for the siting being compliant. No generative tool replaces that.
